Well-priced homes move in about ten days, and the ones that sit past thirty are usually telling you something... an opening for a patient buyer who knows the numbers. Single-family homes in the $400 to $500K range fit a first rental cleanly. Duplexes, with two rent checks under one roof, start a little higher in Auburn but open up as you look down the hill along the corridor.
